UH, THE GENERAL PLAN, IT'S 263 ACRES SITUATED APPROXIMATELY 5,700 F UH, FEET NORTH OF THE INTERSECTION OF GARTH AND VILLE.

THIS IS THE THIRD AND FINAL PHASE, UH, OF A LARGER DEVELOPMENT THAT INCLUDES THE ASBELL CROSSING AND WORCESTER CROSSING TO THE SOUTH.

AND THOSE ARE ALL, THESE ARE ALL PART OF AN EXECUTED DEVELOPMENT AGREEMENT.

UH, IN THIS, UH, PROPOSAL, THERE ARE, IT APPEARS TO BE 915 LOTS WITHIN THE BOUNDARY.

UH, THE, THE, UH, PRELIMINARY HAS BEEN REVIEWED AND, UH, WITHIN THE PLAN, UH, WE WERE FOUND THAT WAS IN COMPLIANCE WITH THE DEVELOPMENT AGREEMENT AND THE WHOLE JOURNAL PLAN LAYOUT IS AGREEABLE AND STAFF IS RECOMMENDING APPROVAL OF THAT JOURNAL PLAN.

UM, PART OF OUR, UM, ULDC MENTIONS THAT, UH, I GUESS, UH, THE MIXED USE DISTRICT IS AN OLDER DISTRICT AND THEY'RE TRYING TO GET OUT OF IT.

SO, UH, THIS APPLICANT IS TAKE IS REQUESTING TO TAKE THIS OUT OF THE, UH, OUT OF THE MU UH, IT'S CURRENTLY PLATTED, UH, FOR ATTACHED TOWNHOUSES, WHICH ARE VERY SIMILAR TO WHAT'S RIGHT ACROSS THE STREET FROM IT.

AND THE APPLICANT'S PROPOSING TO BUILD, UH, SINGLE FAMILY, UH, DETACHED.

WE FEEL THAT THE SF TWO REQUEST IS THE APPROPRIATE, UH, IS EXISTING ZONING AND, UH, IT'S APPROPRIATE FOR THE, UH, USES SURROUNDING IT TO KIND OF BUFFER FROM THE, UH, PROPERTIES TO THE EAST AND THEN THE TOWNHOUSES, UH, TO THE WEST, UH, COMPLIMENTARY WITH THE FUTURE LAND USE PLAN.

AND WE ARE RECOMMENDING, UH, APPROVAL FOR THIS REQUEST AND RECOMMEND YOU CONDUCT A PUBLIC HEARING.

ALSO, WE HAD THE FOLLOW UP TO THE REZONINGS FOR THE COMMUNITY HONDA GOING, MOVING FROM SFE TO GC ALONG I 10, THE SOUTH BOUNDARY OF I 10.
