UH, THE AUDIT WAS CONDUCTED IN ACCORDANCE WITH THE US, UH, GENERALLY ACCEPTED AUDITING STANDARDS, WHICH ARE THE PROFESSIONAL STANDARDS THAT WE FOLLOW.
UM, AND THESE ARE THE REQUIRED COMMUNICATIONS THAT ARE ESTABLISHED BY, BY THOSE STANDARDS.
UH, OUR AUDIT OPINION POLICE REPORT IS A CLEAN OPINION.

UH, THE HOTEL SERVICES AGREEMENT MIRRORS GAP, BUT DOES NOT FOLLOW GAP, UM, UH, EXACTLY IN THIS CASE.
THE MAIN DIFFERENCE IS THAT THE OWNER ACCOUNTS, SO THE, THE, THE HOTEL ITSELF AND THE DEBT ARE, ARE EXCLUDED.
AND THE FINANCIAL STATEMENTS THAT WE AUDITED ARE THE REVENUE EXPENSES, CASH RECEIVABLES.
SO THE WORKING CAPITAL ITEMS, UH, RELATED TO THE HOTEL.
UH, SO THERE WERE NO TRANSACTIONS, UH, DURING EITHER PERIOD 23 OR 24, UH, FOR WHICH THERE WAS NOT AUTHORITATIVE GUIDANCE.
UH, THERE WERE NO OUT OF PERIOD TRANSACTIONS.
UH, THERE WERE NO INSTANCES WHERE THERE WERE, UM, ALTERNATIVE ACCOUNTING PRACTICES WHERE WE COULD HAVE GONE ONE WAY OR THE OTHER.
AND THERE WERE NO UNUSUAL TRANSACTIONS THAT WERE NOTED DURING OUR AUDIT RELATIVE TO SIGNIFICANT ESTIMATES.
UH, IN THE CASE OF HOTELS, IT'S VERY COMMON FOR THERE NOT TO BE, UM, SIGNIFICANT ESTIMATES.
THAT WAS THE CASE FOR THE, UH, FOR THE HIGHEST RELATIVE TO THE SIGNIFICANT DISCLOSURES.
THIS RELATES TO THE FOOTNOTES, THE HOTEL'S BASIS OF ACCOUNTING, UM, AS I SAID, FOLLOWS THE HOTEL SERVICES AGREEMENT.
UM, SO AS I SAID, IT EXCLUDES THE PROPERTY EQUIPMENT AND THE DEBT, UH, BUT OTHERWISE CONFORMS, UH, WITH GAP.
UH, SO THAT WAS, THAT IS ONE SIGNIFICANT DISCLOSURE.
UM, THE HOTEL SUFFERED, UH, HURRICANE DAMAGE AS I THINK YOU ALL KNOW, UM, LAST YEAR.
AND I THINK THERE IS CURRENTLY INVESTIGATIONS TO THE, UH, HOW THAT'S GONNA BE REMEDIED.
UH, SO THAT WAS THE SECOND SIGNIFICANT DISCLOSURE.
THE THIRD DISCLOSURE IS, I KNOW YOU ALL ARE AWARE, UH, THE HOTEL CONTINUES TO REQUIRE FINANCIAL SUPPORT FROM THE DISTRICT, UH, TO SERVICE ITS DEBT.
AND THAT IS, THAT IS THE THIRD SIGNIFICANT DISCLOSURE RELATIVE TO CORRECTED AND UNCORRECTED, UH, MISSTATEMENTS THAT WE IDENTIFIED THROUGH THE AUDIT.
UM, SO THIS, THIS WAS A, A FIRST TIME AUDIT, UM, FOR 23 AND 24, AS I SAID.

AND WE STAFF HAD ASKED THEM TO CORRECT THAT BECAUSE WE NOTICED THAT HOW THEY WERE CALCULATING IT WAS SHOULD NOT HAVE BEEN THAT WAY.
SO THIS HAS BEEN KNOWN TO STAFF.
UM, I DO APPRECIATE THE IN-DEPTH LOOK THAT MR. FELLAS HAS DONE ON THIS.

UH, WE ARE PROJECTED TO, UH, PAY LESS THAN 500,000, PAY $500,000 LESS THAN WHAT WE DID LAST YEAR FOR THE SAME DEBT, UH, UH, PAYMENTS.
AND SO THAT SHOWS THAT THE REVENUE IS COMING IN OVER THE EXPENSES AND THE HOTEL IS DOING A VERY GOOD JOB CONTROLLING THE EXPENSES.
AND WE ARE STARTING TO SEE REPEAT BUSINESS FOR YEARS OUT AT THIS POINT.

WE'VE GONE SO FAR AS TO SPEAK TO THE CITIES AND TALK TO THE PLANNING DIRECTORS, HOW THEY DEAL WITH IT, WHAT'S GOOD, WHAT'S BAD, WHAT THEY WISH THEY'D DONE DIFFERENTLY.
SO WE'RE COMPILING THAT WE HAVE COMPILED THAT INFORMATION.
AND SO WE'RE NOW WORKING THAT INTO SOMETHING THAT WILL BE WORKABLE NOT ONLY FOR CITY COUNCIL, FOR OUR CITIZENS, FOR STAFF.

UM, BAY TERRACE APARTMENTS IS STILL BEING RENOVATED ALONG WITH PAUSE AND GO OVER OFF OF NORTH MAINE.
ALSO, THERE'S GONNA BE A NEW VENUE, 1 3 2 RECEPTION HALL ON TEXAS AVENUE.
UM, FINISHING UP CONSTRUCTION, SOME RENTAL UNITS ARE BEING REMODELED OVER ON WEST PIERCE.
AND THEN THE LEE COLLEGE COSMETOLOGY, I'VE TALKED ABOUT THAT A FEW TIMES.
UM, THEIR LAB IS STILL UNDERGOING A REMODEL, AND I THINK THEY'RE HOPING TO OPEN, UH, SOONER THAN LATER.
AND THEN ALSO RUNDOWN HALL OVER AT LEE COLLEGE IS ALSO, UM, STILL BEING RENOVATED.
THE, THE BIG TOPIC, UM, FOR THE PAST YEAR HAS BEEN THE WEST TEXAS AVENUE DRAINAGE, UM, IMPROVEMENTS, WHICH HAS SHUT DOWN PORTIONS OF TEXAS AVENUE AND SOME OF THE, THE OTHER STREETS PARALLEL IN THE AREA.
AND I JUST WANTED TO SAY THAT, UM, IT IS ON SCHEDULE.
IN FACT, THEY'RE ESTIMATING A LITTLE BIT AHEAD OF SCHEDULE.
UM, AND IT LOOKS LIKE IT WILL BE COMPLETED BY Q2.
SO COMING UP LATE SPRING, UM, OF THIS YEAR, UH, I KNOW SOME PEOPLE, SOME OF THE CITIZENS IN THE AREA, UM, YOU KNOW, THEY'RE LIKE, IT'S BEEN GOING ON FOR FIVE YEARS.
IT, IT ACTUALLY JUST STARTED IN DECEMBER OF 2024.
UM, SO WE'RE AT, YOU KNOW, WHAT, 14 MONTHS OR SO.
I JUST THINK BECAUSE IT'S AT, UM, SUCH A BINNY BUSY INTERSECTION FOR THE COLLEGE AND OTHER AREAS, IT, IT FEELS A LITTLE LONGER, BUT GREAT NEWS, IT'S ON SCHEDULE AND, UH, YOU KNOW, WE'LL BLINK AND QUARTER TWO WILL BE HERE AND THAT ROAD WILL BE OPENED BACK UP AND HOPEFULLY TRAFFIC FLOWING, BUT WITH NEW DRAINAGE.
UM, AND THEN THE TRAFFIC DIVISION WILL BE STRAIGHTENING SIGNS, REFRESHING STOP BARS ON LEE DRIVE, AND UPDATING RAILROAD CROSSING MARKINGS ON MARKET STREET.
UM, I ALSO JUST, UH, I WANTED TO TAKE THIS TIME TO TELL ONE OF MY COLLEAGUES, FRANCO, UM, HE HAS JUST TAKEN A LOT OF TIME TO HELP ME WITH SOME THINGS IN D TWO, AND HE'S GOT A LOT GOING ON OVER THERE IN D FOUR, AND I JUST WANTED TO PUBLICLY ACKNOWLEDGE YOU FOR, FOR REALLY HELPING ME WITH SEVERAL THINGS GOING ON.
