AND IT'S HONOR TO HAVE BRUCE DAVIS HERE TODAY WITH US.

NOW WE HAVE, UH, MR. BRUCE WOOD, UH, JOINING US THIS AFTERNOON TO PROVIDE, UH, JUST A FEW UPDATES ON THE DEVELOPMENT AT THE, UH, SAN JACINTO MARKETPLACE.
I AM, UH, AN EMPLOYEE OF FIDELIS.
I'VE BEEN WITH THE COMPANY FOR ALMOST A YEAR AND A HALF.
AND, UH, WHEN I FOUND OUT THAT, UH, THEY WERE LOOKING FOR A PROPERTY MANAGER FOR SAN JACINTO MARKETPLACE, I WENT AHEAD AND APPLIED FOR THE JOB AND, UH, WAS GIVEN IT.
SO, UH, A LOT'S HAPPENED SINCE WE HAD THE GROUNDBREAKING BACK IN OCTOBER OF 2024, AND MR. MAYOR WAS THERE.
AND, UM, YOU KNOW, SINCE THEN, ABOUT A YEAR AGO WE STARTED WITH THE UNDERGROUND UTILITIES AS FAR AS, UH, REPLACING ALL THE WATER AND SEWER AND STORM WATER LINES.
AND WE'VE GONE BACK WITH, UH, ALL THE DRY UTILITIES IN THE WATER WASTEWATER, ET CETERA.
AND, UH, IF YOU NOTICED, UH, RECENTLY THERE'S BEEN A LOT OF PROGRESS MADE AND, UH, THERE'S A LOT OF PARKING LOTS THAT'S BEEN PUT DOWN.
UH, THERE'S, UH, THERE'S A PARKING LOT LIGHTING THAT'S UP AND WORKING.
AND CENTERPOINT RECENTLY WENT AHEAD AND INSTALLED ALL THE STREET LIGHTS.
JUST ABOUT 95% OF ALL THE ROADS ARE COMPLETE.
AND AS I SAY, THERE IS A LOT OF PARKING LOT THAT'S BEEN PUT DOWN.
SO WE'RE PRETTY MUCH ALMOST COMPLETE WITH THE PARKING LOT ASPECT OF IT.
UH, RIGHT NOW EVERYBODY WANTS TO KNOW WHERE WE ARE AND I KNOW THAT EVERYBODY GETS QUESTIONS AS FAR AS WHAT'S GOING ON.
AND, UM, I CAN TELL YOU THAT RIGHT NOW WE HAVE THREE SETS OF GCS THAT ARE WORKING ON THE PROPERTY.
UH, THE GC THAT WE ARE USING IS JORIS, AND THEY'RE THE ONES THAT HAVE PRETTY MUCH BEEN DOING THE MAJORITY OF THE WORK SINCE UH, WE STARTED, UH, MOST RECENTLY, DICK'S SPORTING GOODS HAS THEIR GROUP OF GCS AND THEY'VE ACTUALLY STARTED CONSTRUCTION AND LAST WEEK THEY POURED THE FOUNDATION FOR THE DICK'S SPORTING GOODS.
I BELIEVE THAT IN THE NEXT 10 DAYS TO TWO WEEKS, YOU WILL SEE THE TILT WALL CONSTRUCTION START TO GO UP, AND THAT'S GONNA BE THE FIRST SIGN THAT WE ARE ACTUALLY GOING, UH, VERTICAL WITH SOME BUILDINGS, WHICH WOULD BE WONDERFUL.
THE, UH, THE BEST NEWS THAT WE GOT THIS WEEK WAS THE SAM'S PEOPLE, THEIR GCS ACTUALLY MOBILIZED AND THEY HAVE STARTED WORKING ON THEIR, THEIR SITE.
BUT, UM, I WILL SAY THAT I AM GOING TO BE OFFING OUTTA THE SAN JACINTO MARKETPLACE WHEN IT IS COMPLETE.
SO WE WILL ACTUALLY HAVE AN ONSITE PROPERTY MANAGER AND, UM, I'M VERY MUCH LOOKING FORWARD TO THAT.
AND I REALLY PLAN TO BE OFFING AT SAN JACINTO PROBABLY SOMETIME IN 2026.
WE, UH, WE EXPECT, UH, SOME OF THESE BUILDINGS TO SOME OF THESE BUSINESSES TO BE OPEN BY CHRISTMAS OF THIS YEAR, SO I THINK RIGHT NOW, IF THEY CAN GET STARTED, SUCH AS THE DICK'S SUCH AS SAM'S, IT'D BE OPEN FOR THE CHRISTMAS E.
THAT'D BE A BIG PLUS FOR, FOR BAYTOWN, SO THANK YOU.
DO YOU, UM, HAVE A, I GUESS A COMPREHENSIVE LIST OF ALL THE RETAIL STORES WILL BE MOVING IN THERE.
I'VE HEARD THAT ROSS MIGHT BE RELOCATING OUT THERE AND IS ROSS WILL BE RELOCATING? YES.
TERRY ALSO BURLINGTON WILL BE RELOCATING.
UH, BUT AS I SAY, DICK'S IS A BIG PLAYER.
WE HAVE SOME OTHER ONES LIKE TY'S FURNITURE THAT'S

I THINK, UH, MAYOR DON CARLOS WAS CONCERNED ABOUT THE, UH, BED BATH AND BODY WORKS OR SOMETHING, OR IT'S BARNES AND NOBLE STARTED TO BE OH, OH, IS THAT IT? BARNES AND OH, OKAY.
THAT, THAT IS ON THE LIST AS FAR AS THE TENANT THAT WILL BE JOINING SANT MARKETPLACE.
BUT THERE IS, THERE'S ALSO BATH AND BODY WORKS TOO, WHICH IS SOMETHING THAT BAYTOWN NEEDS TO HAVE AS A BATH AND BODY WORKS.
THAT DID SO WELL WHEN IT WAS IN THE MALL
THEY SAID, EH, IT REALLY COMING IN.
WHAT ABOUT THE FOOD ESTABLISHMENTS? YEAH, I WAS JUST GONNA ASK RIGHT NOW, AS FAR AS THE FOOD ESTABLISHMENTS, THE NEWEST ONE IS BUBBAS 33, WHICH IS PART OF THE TEXAS ROADHOUSE CHAIN.
AND OF COURSE TEXAS ROADHOUSE WILL BE RELOCATING TO A, A NEW, UH, LOCATION THERE ON THE SAN JACINTO MARKETPLACE SITE.
AND, UM, OTHER THAN THAT, AS FAR AS THE RESTAURANTS, I'LL HAVE TO GET AN UPDATED LIST FROM OUR LEASING PEOPLE.
AS FAR AS EACH OTHER ONES, WE HAVE GOOD DEAL.
THEY'RE GONNA BE TRYING TO GET IN PLACE BY CHRISTMAS TIME.
BE GOOD FOR THE, UH, SALES TAX REVENUE FOR READ FOR BAYTOWN.
IS THERE A BACKFILL STRATEGY AS SOME OF THESE STORES MIGRATE? UM,
THERE THERE IS A STRATEGY, UM, THAT THE ECONOMIC DEVELOPMENT TEAM IS CURRENTLY WORKING ON TO, UM, WITH THE OWNERS ON BACKFILLING AND INFILLING.
UM, ANY OF THE, THE BIG BOX RETAILERS THAT ARE MIGRATING TO THE SAN JACINTO DEVELOPMENT, ANY PROSPECTS SO FAR IN WHO MIGHT, UH, FILL SOME OF THOSE SLOTS? UH, NOT AT THIS TIME.
SO YOU'RE GOING TO VEGAS, HUH?
JUST WANT TO, WE'LL BE THERE IN MAY.
I'M WORKING ON ANOTHER DIFFERENT PROJECT WITH A, UH, COMMERCIAL REALTOR WHO'S FROM, ORIGINALLY FROM BAYTOWN.
AND, UM, HE WAS INDICATING THAT RE UH, THAT THE, UH, REFILLING OF BIG BOXES IS VERY, VERY HOT RIGHT NOW IN THE REAL ESTATE MARKET.
IT WAS HIS PREDICTION THAT THEY'LL BE FILLED VERY QUICKLY.
HE, HE CLAIMS THERE'S HIGH DEMAND FOR, UH, FOR RELO STORES THAT RELOCATED MM-HMM
I'D HATE TO SEE THAT BURLINGTON SIT, SIT THERE LIKE THAT.
WELL, I'M JUST CURIOUS TO SEE WHAT YOU MAKE OUT OF A, UH, TEXAS ROADHOUSE.
THAT'S STILL A, THAT'S GONNA BE INTERESTING THAT YEAH, THAT OF COURSE THAT IS, UH, OWNED BY MEMORIAL NORTHWEST PAVILION, THE OLD OWNERS OF THE SAN JACINTO MALL.
SO I'M SURE WITH THE, WITH THE DEVELOPMENTS THAT ARE TAKING PLACE AT THE MARKETPLACE, THEY SHOULDN'T HAVE AN ISSUE GETTING THAT LEASED.
IS EVERYTHING ON SCHEDULED IN? WE WERE HELD UP, UH, YOU KNOW, A COUPLE WEEKS WITH THE AMOUNT OF RAIN THAT WE HAD DURING THE FALL, BUT I BELIEVE THAT WE ARE BACK ON SCHEDULE RIGHT NOW.
AS I SAY, THE BIG THING IS THE DC FOR SAM'S AS MOBILIZED AS OF YESTERDAY.
