AND IT JUST DOESN'T SEEM INCREDIBLY CLEAR TO ME.
I MEAN, IF IT WAS JUST AN OFFICE BUILDING OR TO, TO EXPAND FOR THEIR OPERATIONS, YOU KNOW, AND ADMINISTRATION I, THAT, THAT WOULDN'T NECESSARILY BE UNCOMFORTABLE WITH, BUT WITH GOING THAT CLOSE AND, AND CONTINUING TO SHIFT THAT CLOSE 'CAUSE IT'S, IT'S NOT HEAVY INDUSTRIAL YET BETWEEN THEM.
HOWEVER, IT WOULD STRENGTHEN THE ARGUMENT TO MAKE THE REST OF THAT GENERAL COMMERCIAL HEAVY INDUSTRIAL THAT WOULD BUTT UP NEXT TO THE NEIGHBORHOOD.
UM, I I, I WOULD FIND IT HARD TO BELIEVE THAT THOSE THAT BUILT AND PURCHASED HOMES IN THAT AREA WERE UNDER THE ASSUMPTION THAT THERE WOULD BE A CHEMICAL PLANT OR SOMETHING LIKE THAT, THAT CLOSE TO THEM, THAT CLOSE.
LIKE EVEN CLOSER THAN WHAT THEY ALREADY KNOW.
UH, THE APPLICANT IS HERE TONIGHT.
MS. MAYBE YOU COULD SHED A LITTLE MORE LIGHT ON THAT FOR US.

IT INADVERTENTLY GOT LEFT OFF OF THE, UM, FINAL COUNSEL AGENDA.
SO WE, YOU KNOW, WE'RE, AND IT'S THE AREA, THE SURROUNDING AREA SUPPORTS HEAVY INDUSTRIAL AS WELL.
SO I DON'T KNOW IF YOU KNOW ABOUT THE WHAT'S GONNA BE BUILT ON THE ACCESSORY.
SO RIGHT NOW THERE, THERE'S SEVERAL THINGS THAT POTENTIALLY COULD COME TO THE SITE.
THERE IS NOTHING SPECIFIC THAT WE HAVE OFFERED TO ANYONE.
WE'RE IN PROJECT INFRASTRUCTURE AND WE ARE SELECTIVELY TRYING TO LOOK AT WHAT WE CAN PUT IN THESE LAND SPECIFIC AREAS THAT IS NOT ONLY CONDUCIVE TO, TO US AND THE LAND, BUT ALSO TO THE NEIGHBORS AROUND.

THAT'S A RELATIVELY NEW NEIGHBORHOOD.
I I IT'S A PRETTY NEW NEIGHBORHOOD, PRETTY EXPENSIVE HOUSES IN IT.
UH, I COULD SEE IT MORE AS LIGHT INDUSTRIAL.
I CAN'T SEE IT AS HEAVY INDUSTRIAL EVER.
I THINK IT'S WAY TOO CLOSE FOR THAT LIGHT.
INDUSTRIAL WOULD TAKE CARE OF WAREHOUSING THOSE KIND OF THINGS, BUT NOT HEAVY IN INDUSTRY, NOT NOT OPERATIONS.
SO THIS IS ANOTHER CASE WHERE THE CITY DID WHAT THE STATE LAW REQUIRES.

UM, IT IS SLATED FOR, UH, TO BE ON APPROXIMATELY FIVE ACRE PARCEL, UH, FIVE ACRE PORTION OF A 29 ACRE TRACT.
THE SPECIFIC LOCATION WAS SELECTED DUE TO ITS PROXIMITY OF AN EXISTING, UM, CENTER POINT, UH, SUBSTATION AS WELL AS A CENTER POINT TRANSMISSION LINE THAT ACTUALLY RUNS A CATTY CORNER TO THE NORTHEAST, UH, NORTHWEST PORTION OF THIS PARCEL, WHICH IS, YOU CAN SEE HERE, HIGHLIGHTED IN YELLOW.
WE FOUND THAT THIS AREA IS HEAVILY CONSTRAINED AND CONGESTED.
I'M SURE THERE'S OTHER DELIVERERS THAT HAVE COME IN FOR THIS.
UM, DUE TO THE INCREASE IN INDUSTRIAL LOAD, WE FIND THAT, UM, THIS AREA WOULD HEAVILY BENEFIT FROM THE PRESENCE OF BATTERY STORAGE.
UH, MASSEY WILL ALSO BE ABLE TO PROVIDE, UM, YOU KNOW, IMPROVED ENERGY RELIABILITY AS WELL AS RESILIENCY IN THE AREA.

AND, UH, OH, JUST ONE MORE THING ON THE, THE, THE GASES.
ONE OF THE LARGE CONCERNS, UH, HISTORICALLY HAS BEEN THE, UM, THE FACT THAT, YOU KNOW, SOME BATTERY STORAGE CONTAINERS WILL RELEASE, UH, HF, WHICH IS, UM, HYDROFLUORIC, UH, HYDROGEN FLUORIDE GAS.
AND THESE PLUME STUDIES HAVE BASICALLY DETERMINED THAT THERE IS NO RELEASE OF THIS GAS.
UM, AND ALL THE GASES THAT ARE RELEASED FROM OUR, UH, BATTERY STORAGE CONTAINERS ARE, UM, ARE NOT, YOU KNOW, TOXIC ENOUGH TO, YOU KNOW, HAVE ANY DAMAGES SIMILAR TO HF.
UH, AND THEN THE LAST THING I WANTED TO TOUCH ON WAS, SO I'LL GO BACK HERE, WAS THE FACT THAT WE, YOU KNOW, WE, WE CONTINUOUSLY WORK WITH LOCAL, UH, FIRE DEPARTMENT, UM, TO BASICALLY GO BACK TO THE FIRST POINT THAT I MADE ABOUT CY CYPRESS CREEK'S SAFETY CULTURE.

SO, WHO KNOWS WHO IN OUR GROUP KNOWS HOW MANY OF THESE WE WILL NEED TO SERVICE BAYTOWN BECAUSE WE HAVE ONE ON GARTH NOW WE'RE GETTING ONE HERE.
AND WILL WE NEED ANOTHER ONE GOING WEST? IF I, YES.

EACH UNIT IS VIRTUALLY SELF-CONTAINED.
UH, IF THERE IS A FIRE, THEY'RE DESIGNED TO KEEP THE FIRE WITHIN THE STRUCTURE UNTIL IT DIES OUT.
UM, OTHER SAFETY QUESTIONS INCLUDE IMPACTS ON FLOOD ZONES, STORMWATER DETENTION, UH, IMPACTS ON LOCAL WILDLIFE SECURITY OF THE SITES THEMSELVES.

UH, THEY'RE NOT ALLOWED IN ANY OTHER ZONING DISTRICT.
SO AGAIN, UM, WHAT WE'RE TALKING ABOUT TONIGHT IS WHERE YOU HAVE THAT RESIDENTIAL ZONE.
