UM, AND THE, THE PROPOSED PLAT WOULD REMEDY THAT. ENCROACHMENT STAFF RECOMMENDS THAT THE NARROW PORTION OF THE PROPERTY BE USED FOR ACCESS ONLY AND THAT THAT BE NOTED ON THE PLAT. THE REAR OF THE PROPERTY IS, UM, 5,800 SQUARE FEET, WHICH IS 800 SQUARE FEET LARGER THAN WHAT'S REQUIRED BY THE ULDC. THE PROPOSED RESIDENTIAL STRUCTURE WOULD BE LARGELY UNSEEN FROM THE STREET AS IT WOULD BE SET AT LEAST 129 FEET BACK FROM THE CURB. SO FROM THE CURB TO THE PROPERTY LINE, THERE'S [00:10:01] APPROXIMATELY 14 FEET. THEN THERE'S THE A HUNDRED FOOT, UM, ACCESS PIECE. AND THEN RIGHT HERE YOU'LL SEE, SO HERE'S THE FENCE. OKAY. AND THE FENCE IS LOCATED. IF YOU LOOK IN THE AERIAL, UM, IT'S AT THE END OF THE ACCESS PORTION WHERE THE PROPERTY WIDENS. SO YOU HAVE THE 14 FEET TO THE PROPERTY LINE, YOU HAVE THE A HUNDRED FEET OF THE ACCESS, AND THEN WHERE THE PROPERTY WIDENS, THAT'S WHERE THE SETBACK MEASUREMENT WILL START.
