SO AS YOU SEE, THAT'S, UH, THE SUBJECT PROPERTY THERE IN THE CROSSHATCHING.
SO THIS IS THE ORIGINAL, UH, PROJECT.
SO WHAT YOU SEE HERE IS THE NINE BUILDINGS, UH, APPROXIMATELY 293,000 SQUARE FEET.
UM, NO VEHICULAR ACCESS OUT TO SHO.
THE ONLY POINT OF ACCESS WOULD BE OUT TO, UM, I 10.
UH, THE PROPOSED CHANGES YOU'LL SEE HERE IN A SECOND.
UH, SO THEY ARE INCREASING IT FROM 293,000 SQUARE FEET TO APPROXIMATELY 438,000 SQUARE FEET.
STILL NINE BUILDINGS, STILL SMALL.
UM, THE LARGEST ONE WOULD BE 120,000 SQUARE FEET WITH THE MAJORITY OF THEM BEING AROUND THE 30 TO 40,000 SQUARE FOOT, UM, UH, AREA.
IF YOU LOOK AT THE, THE, UH, THE PLAN, YOU WILL SEE THAT THE BUILDINGS THEMSELVES DID NOT GET ANY WIDER.
THEY JUST GENERALLY GOT DEEPER.
UM, AND AGAIN, UH, THE APPLICANT, UM, ONCE THEY ACTUALLY KIND OF PUT PEN TO PAPER, THEY REALIZED IN ORDER TO, TO MAKE THIS PROJECT, UH, TO PENCIL OUT THAT THEY, UH, THEY DID NEED TO EXPAND THE PROJECT.
UM, THIS IS, UH, IN CONFORMANCE WITH THE NEWLY, UH, CHANGED ORDINANCE, WHICH DOES ALLOW FOR VESTED UH, PROPERTIES, WHICH THIS WOULD BE, UM, TO EXPAND, UH, WHAT THEY ARE LEGALLY ALLOWED TO DO UP TO 50% WITHIN WITH A SPECIAL USE PERMIT.
UM, THE, UH, 438,960 SQUARE FEET IS UNDER THAT 50%.
UH, YOU'LL SEE IN THE CONDITIONS IN THERE, UH, THAT THEY CAN GO UP TO 40,000, I BELIEVE IT'S 100 SQUARE FEET, UM, AND STILL BE UNDER THAT 50%.
SO, UH, STAFF IS RECOMMENDING APPROVAL OF THIS, UH, WITH ALLOWING THEM TO GO TO A MAXIMUM OF THE 440,000 THAT YOU SEE IN THE CONDITIONS.
UM, I WILL GO BACK HERE REAL QUICK.
JUST TO ALSO POINT OUT THE ACCESS IS NOT CHANGING.
THERE STILL WILL BE NO VEHICULAR ACCESS THAT WILL BE PERMITTED OUT ONTO SLANDER.
THE MAIN, UM, ACCESS WILL, UH, AND ONLY ACCESS WILL REMAIN OUT ONTO THE I 10 FEEDER ROAD.
UH, THEY'RE ALSO NOT PROPOSING TO HAVE ANY CROSS DOCK BUILDINGS.
THESE WOULD ALL BE, UH, SMALLER BOX TRUCKS SIMILAR TO WHAT THEY HAD ORIGINALLY PROPOSED.

UM, SO RYAN ALLUDED TO, UH, SOME OF THE CHANGES AND, AND YES, IT WAS PART BECAUSE OF, OF THE ECONOMICS OF THE DEAL, BUT IT WAS ALSO PART OF THE CONVERSATIONS I WAS HAVING WITH POTENTIAL CUSTOMERS.
SO ONLY AFTER THE SUP WAS APPROVED BY CITY COUNCIL, DID WE KNOW DEFINITIVELY THAT WE COULD BUILD THIS PROJECT.

ONLY UNTIL WE DEFINITIVELY KNEW THAT WE COULD BUILD THIS PROJECT, DID WE FEEL COMFORTABLE GOING OUT TO THE MARKET AND TALKING AND, AND, YOU KNOW, GARNERING TRUE INTEREST IN BUILDINGS THAT WE COULD ACTUALLY DELIVER.SO IT'S KIND OF A, A CATCH 22.
YOU WANT TO GET MARKET FEEDBACK, BUT YOU DON'T REALLY GET TRUE MARKET FEEDBACK UNTIL YOU KNOW YOU CAN BUILD WHAT YOU INTEND TO BUILD.
YOU KNOW, IT'S A NINE BUILDING PROJECT, STILL SMALL.
UM, THE ORIENTATION OF THE BUILDINGS ARE THE EXACT SAME.
IF YOU WERE TO COMPARE THE SITE PLAN SIDE BY SIDE, I THINK, YOU KNOW, MOST PEOPLE WOULD SEE THAT IT, IT IS STILL, THE INTENT IS STILL THE EXACT SAME.
UM, SO REALLY I I, I AM HERE TO ANSWER ANY QUESTIONS AND, AND COMMENTS.
UM, YOU KNOW, WE'VE, WE'VE ADOPTED ALL OF THE REQUIREMENTS, THE CONDITIONS THAT CITY COUNCIL HAD.
UM, THE 50%, IF YOU'RE NOT AWARE, COUNCIL WANTED TO SEE 50% OF THE FACADES BE STONE OR GLASS.
UH, WE'VE INCORPORATED THAT INTO THE RENDERINGS ON THIS BOARD.
UM, AND WE'VE ALSO ADOPTED, WELL, THE, THE NO ACCESS TO SHO AND WE'RE ALSO REQUIRED TO HAVE ALL LIGHTING BE CONTAINED INTO THE INTERIOR OF THE PROJECT.
SO WE'LL CONFORM TO ALL THOSE, UM, REQUIREMENTS.
AND THEN, UH, YOU KNOW, HOPEFULLY WE'LL BE ABLE TO GET SOME OF THESE CUSTOMERS, UH, FULLY ENGAGED HERE IN THE NEAR TERM BECAUSE THEY WERE REALLY EXCITED ABOUT THE PROJECT.
THEY LOOKED AT IT AND SAID, WELL, HEY, WE DON'T, WE DON'T NEED THAT MUCH PARKING, AND WE'D LIKE TO HAVE PARKING ON BOTH SIDES OF THE BUILDING.
SO IF YOU LOOK AT THE SITE PLANS, MAYBE IN YOUR SPARE TIME IF YOU, IF YOU WANT TO, YOU'LL, YOU'LL SEE THAT WE'VE INCORPORATED PARKING ON BOTH SIDES OF THE BUILDING, WHICH I THINK IS AN AMENITY AND IT'S BETTER ANYWAY.
AND SO THAT ITSELF REALLY CHANGED THE ENTIRE SITE PLAN AND WE RECOGNIZED NOT ONLY ARE WE MEETING CUSTOMER DEMAND, WE'RE, WE'RE IMPROVING THE EFFICIENCY OF, OF THE SITE AND THE VIABILITY OF IT.
SO WE'RE REALLY EXCITED ABOUT IT AND, AND LOOK FORWARD TO, UH, TO STARTING CONSTRUCTION HOPEFULLY NEXT YEAR.
