WE WENT OUT WITH AN RFQ AND ENDED UP SELECTING EHRA, UH, AS AN ENGINEERING FIRM WHO COULD COME ON BOARD AND WORK WITH US ON THIS FUTURE VISIONING AND THE, UH, AND THE DRAINAGE ANALYSIS.

UH, BUT PERMEATING ALL OF THIS IS OUR TRAILS AND DRAINAGE SYSTEM, WHICH WE'RE COMBINING.
WE DON'T WANNA TREAT THE DRAINAGE AS JUST A DITCH.
WE DON'T WANT TO TREAT IT AS WELL, THAT'S THROWAWAY LAND.
YOU'RE NEVER GONNA DO ANYTHING WITH IT.
THERE ARE PLENTY OF WAYS TO, IN ESSENCE, AMENITIZE THE DRAINAGE SYSTEM AND HAVE THAT GO THROUGH THE ENTIRE PROGRAM AND CONNECT ALL OF THE DIFFERENT LAND USES.
AND THAT'S, IF YOU WANT TO CALL IT A TOWN CENTER, CALL IT A TOWN CENTER, THIS IS REALLY, FOR US, IT'S ABOUT PLACEMAKING FOR BAYTOWN.
AND WE THINK THAT THE COMBINATION OF THE WATERWAYS, UH, THE, THE BODIES OF WATER WITH THE DEVELOPMENT IS A WAY THAT WE CAN REALLY CREATE A UNIQUE, UH, EXPERIENCE FOR, FOR THE BAYTOWN.
UH, AND THEN ONE THING THAT WE'LL BRIEFLY TOUCH ON HERE IS JUST THE ACTUAL AMOUNT OF DETENTION WE'RE SHOWING FOR THIS SITE.
UM, RIGHT OFF THE BAT, THE AMOUNT OF DETENTION WE'RE SHOWING REALLY IS NOT, NOT COVERING EVERYTHING WITHOUT THE ADDITION OF OFFSITE DETENTION.
UM, AND, AND THAT'S REALLY BASED OFF OF FEEDBACK FROM CITI, FROM BRETT, FROM WHERE WE'RE TRYING TO GET WITH A MORE, UM, HIGHER DENSITY, UH, IMPACTFUL, UH, LAND PLAN AND VISION FOR THIS PROJECT.

WE WANNA CREATE AS MUCH VALUABLE LAND AS POSSIBLE.
AND SO THERE NEEDS TO BE SOME KIND OF PARTNERSHIP FOR OFFSITE DETENTION AND ONSITE.
WHAT WE BELIEVE THAT WE SHOULD DO ON THIS, UM, IS AN ADAPTATION OF WHAT WE CALL LOW IMPACT DEVELOPMENT.
UH, IT'S A WAY OF USING MORE NATURAL DRAINAGE METHODS TO OUR ADVANTAGE.
SO WHAT WOULD WANT TO DO IS WHEN THE RAINWATER HITS THOSE ROOFTOPS, THOSE PARKING LOTS, THOSE DRIVEWAYS, THOSE STREETS IS SLOW THAT WATER DOWN AS SOON AS POSSIBLE BY GETTING IT INTO SOME KIND OF DRAINAGE STRUCTURE, BE IT A LITTLE RIVER STREAM, A SMALL DETENTION BASIN, A LITTLE WATER FEATURE, AND THEN THAT WATER SLOWLY MOVES TO THE NEXT STREAM THAT DELIVERS IT TO THE NEXT POND, WHICH THEN DELIVERS IT TO THE OUTFALL POINT IN THE BAYOU.
SO USING ALL THOSE, AND THINK OF IT ALMOST LIKE WEIRS, RIGHT? MM-HMM
AND IN THAT WAY, WE CAN, UH, MINIMIZE THE AMOUNT OF ONSITE DETENTION AND MAXIMIZE THE AMOUNT OF AVAILABLE SQUARE FOOTAGE FOR SALE DEVELOPMENT AND REVITALIZATION.

SO SINCE WE CAN'T DO THAT, UM, AND WE WOULD LOSE A LOT OF VALUABLE LAND, UM, BECAUSE OF THIS RUNOFF SITUATION, WHAT WE'VE CREATED ARE A LOT OF AMENITIES USING THE WATER THAT WE WILL KEEP ON SITE AND MIGRATE OUT SLOWLY INTO THE SYSTEM SO AS NOT TO OVERPOWER IT, IT'S JUST THAT WHAT YOU WERE TALKING, JUST THAT KIND OF STEP DOWN PROCESS RATHER THAN, RATHER THAN HAVING ONE GIGANTIC.
AND YOU'LL STILL HAVE A, A LARGE LAKE FEATURE, WHICH IF YOU NOTICE OFF ON THE WEST SIDE OF, OF JOHN MARTIN, THAT'S ONE OF THE THINGS THAT WE'RE FEATURING, UM, WHERE WATER WILL MIGRATE TO.
BUT SINCE WE CAN'T GET ENOUGH OF IT OFFSITE QUICK ENOUGH IN A HEAVY RAIN EVENT, WE HAVE TO, WE HAVE TO THINK ABOUT WHAT WE HAVE TO DO ONSITE.

AND THE SECONDARY PART OF THAT THEN IS HOW DO WE AMENITIZE IT? HOW DO WE MAKE IT ATTRACTIVE AND NOT JUST, UM, A A DRY BED THAT FILLS UP WITH WATER AND DRAINS OUT.
SO AS THEY WALK THROUGH THIS PROCESS, YOU WILL SEE SEVERAL THINGS THAT ARE GONNA BE VERY UNIQUE AMENITIES TO WHAT WE BELIEVE IS GONNA BE A FORWARD VISIONED AREA, UH, FOR COMMERCIAL AND RESIDENTIAL AND RETAIL DEVELOPMENT.
AND I'LL, I'LL ADD JUST A LITTLE BIT THAT, UH, THE EHRA TEAM, WE HAVE A HYDROLOGISTS ON STAFF THAT HELPED WITH THE PROJECT AS WELL.
THE WRITTEN REPORT THAT WE WILL HAVE, UM, JUST HERE IN A FEW MORE WEEKS, WILL INCLUDE LANGUAGE ABOUT WHY WE ASSIGNED THIS MODEL TO, TO THE SITE.

UM, WHEN WE KIND OF DIVE INTO WHAT THE SITE PLAN ACTUALLY LOOKS LIKE AT GROUND LEVEL, BUT, UM, UH, THE, THE FLATNESS OF THE SITE AND THE DISTANCE THAT WE HAVE TO THE OUTFALL WOULD REQUIRE GINORMOUS DITCHES OR BOX CULVERTS OR SOME WAY TO GET THE WATER FROM EAST SIDE TO WEST.
AND THAT UNDERGROUND INFRASTRUCTURE IS A HUGE EXPENSE.
AND SO WHAT WE'RE DOING IS, IS ALSO MINIMIZING THAT CONSTRUCTION COST AND APPLYING IT IN WHATEVER WE CAN TO, TO AMENITIZE IT, MAKE IT ATTRACTIVE, PUT SIDEWALKS ON IT, MAKE IT SOMETHING THAT PEOPLE WILL ACTUALLY WANT TO WALK AROUND AND THROUGH AND BUY, RATHER THAN JUST THROWING THAT LAND AWAY.
WHAT IS GONNA BE THE PRIMARY CONVEYANCE SYSTEM? OR IS THERE A PRIMARY, ARE YOU DITCHES OR, OR COVERTS? WE WILL, I ALLOW US TO GET DOWN INTO IT.

UH, WE, WE PROPOSED SOME SORT OF HOSPITAL ON THE NORTH OF LONE STAR, WHICH WOULD ACTUALLY ALSO SERVE AS A PRETTY GOOD, UH, BUFFER THERE.

SO HARRIS COUNTY NEEDS TO, UH, YOU KNOW, GET WITH, AND WE'VE TRIED OTHER PROPERTY OWNERS IN THE AREA WHERE IT MIGHT'VE WORKED AND NOTHING JUST WAS ABLE TO WORK OUT.
PROPERTIES WERE TOO SMALL, ACCESS POINTS WERE TOO LIMITED.
UM, BUCKY'S WAS TOO BUSY AND IT JUST SO HAPPENED THAT, UM, THIS ENDED UP BEING IN, IN, IN MY VIEW, PROBABLY THE BEST AREA THAT WE COULD WORK TOGETHER WITH THEM ON IT AND PRESENTED IT TO, TO THEM.

WE, THEY HAVE AN 80 INCH STORM SEWER THAT GOES INTO THIS PLACE FROM THE NEIGHBORHOOD COLLECTING ANYTHING THAT RUNS OFF OF PEOPLE'S LAWNS WHEN THEY WATER EVERY TIME IT RAINS.
UM, THEN WE, WE PUT THE FOUNTAINS DOWN ON THE BOTTOM, UH, LOW IMPACT PLANTINGS.
GOT SOME ROCKS TO DISSIPATE THE WATER FLOW AS IT COMES OUT OF THOSE PIPES.
WE BUILT THIS, AND A MONTH AND A HALF AFTER CONSTRUCTION WAS COMPLETING, YOU GOT THE LITTLE TINY PLANTS IN THERE.
WE HAD ONE OF THOSE GOOD OLD HOUSTON RAINS, AND WE FILLED THIS ENTIRE THING UP WITH WATER 25 FEET DEEP, DID EXACTLY WHAT ITS JOB WENT.
THAT WATER WENT DOWN, DIDN'T LOSE A SINGLE PLANT TODAY, THE NEIGHBORHOOD LOVES IT SO MUCH.
THEY BUILT THEIR OWN TRAIL AROUND THE BOTTOM OF IT AND HAVE NOW NAMED IT AFTER A RESIDENT.
THEY DON'T EVEN THINK OF IT AS A DITCH ANYMORE.
THIS IS A PARTNERSHIP WITH HARRIS COUNTY FLOOD CONTROL.
SO WHAT YOU'VE GOT ON SITE RIGHT NOW CAN BE TRANSFORMED INTO SOMETHING LIKE THAT, AND THEN CONNECTED TO THE OVERALL SYSTEM.

UM, IT'S ALSO IRRIGATED, UH, SO THAT IT CAN, YOU KNOW, MAINTAIN ITS, ITS, UH, LUSTER.
UM, BUT ALL THOSE ARE THINGS THAT ARE KNOWN QUANTITIES.

THERE'S NO REASON WHY THOSE, THOSE CAN'T BE, OH, SEEN
AND CAN YOU IMAGINE THAT CORRIDOR WITH A WHOLE BUNCH OF BLUE BONNETS ON IT EVERY SEASON? UM, IT, IT, IT'S ACTUALLY JUST AN, IT'S, AGAIN, IT'S PART OF A MAINTENANCE AGREEMENT.
