UH, THREE A.UH, WE'RE GONNA CONDUCT A PUBLIC HEARING TODAY CONCERNING A REQUEST FOR A VARIANCE FROM A UNIFIED LAND DEVELOPMENT CODE, ULDC, SECTION 3.115 RESIDENTIAL ACCESSORY STRUCTURES TO EXCEED 75% OF THE GROSS SQUARE FOOTAGE OF THE PRIMARY STRUCTURE ON THE SAME LOT FOR PROPERTY AT 1616 OAK STREET.
AND THIS PUBLIC HEARING TODAY IS BEING HELD FOR THE PURPOSE OF VIEWING ALL INTERESTED PERSONS THE RIGHT TO SPEAK AND BE HEARD.

WHAT WE'RE LOOKING AT HERE IS A REQUEST THAT THE BOARD OF ADJUSTMENT ACTUALLY SAW IN JUNE OF 2019.
THE APPROVAL WHEN THAT WAS GRANTED WAS ONLY FOR A YEAR.
UM, UNFORTUNATELY THE APPLICANT WAS NOT ABLE TO APPLY FOR PERMITS OR GET AN EXTENSION AT THAT TIME.
SO BASICALLY BRINGING IT TO YOU AGAIN.
SO, UM, HE DOES AT A LATER TIME INTEND TO EXPAND HIS HOME.
AND THEN ALSO, UH, DEMOLISH AN EXISTING ACCESSORY STRUCTURE THAT'S ABOUT 300 SQUARE FEET.
UH, HE ACTUALLY OWNS THREE LOTS.
UM, CAN WE GO BACK A SLIDE? SO HE'S GOT HIS EXISTING HOUSE ON THE MIDDLE LOT.
THE LOT TO THE NORTH WHEN HE'S ACTUALLY PROPOSING IS A 2,700 SQUARE FOOT GARAGE STORAGE BREEZEWAY AND CARPORT.
HIS MOTHER ACTUALLY LIVES, UH, IN THE HOME TO THE NORTH OF HIM.
SO HE IS ACTUALLY PLANNING ON USING THIS GARAGE AND STORAGE TO CARE FOR BOTH, BOTH HIS PROPERTIES AND HIS MOTHER'S PROPERTY.
UM, SO WITH THAT 2,700 SQUARE FOOT GARAGE BREEZEWAY CARPORT THAT HE'S PROPOSING, HE'LL HAVE ACCESSORY STRUCTURES COMBINED AT 3025 SQUARE FEET.
APPRO A LITTLE UNDER 350% THE SIZE OF HIS HOME.

UM, SO IF YOU WOULD GO THROUGH THE, THE CRITERIA, 'CAUSE AS Y'ALL REMEMBER, IF, UH, IF WE MEET ALL THE 10 CRITERIA, WE, UH, GRANT THE VARIANCE.
IF NOT SO STAFF DOES BELIEVE THE CRITERIA WAS MET AND WE DO A RECOMMEND APPROVAL.
